About Connections

Local in Paphos. International in experience.

Connections was established in 2019 and is based in Paphos. We are a local team: we live here, we know the district and the people who keep its properties running, and we are close by whenever one of them needs us.

Behind that local knowledge are many years of experience in property, here in Cyprus and across international markets in the UK, Europe and beyond. We know what owners abroad expect because we have worked to those standards ourselves, and we bring them to every home we look after.

Long-term rental management

Only short-term letting supports the VAT reclaim on a new-build. If you have already reclaimed, switching to a long-term let within the qualifying period can trigger a partial repayment. We always flag this before you decide.

VAT on new-build property

Get the VAT back on your new property.

A new-build bought as a rental investment carries 19% VAT. Under Cyprus’s short-term rental scheme, that VAT can be refunded to you, and we handle the process from start to finish.

Our approach

From handover to your first booking.

Most owners are live within four to six weeks of handover, sooner if the property is already furnished.

    Handover

    Keys and access transferred, snagging inspection, utilities registered in your name, welcome call with your account manager.

  2. Weeks 1–2

    Setup

    Furniture delivery coordination, styling touches, professional photography, self-catering licence application.

  3. Weeks 3–4

    Listing

    Listings published on Airbnb, Booking.com and our direct-booking page, or the tenant search launched for a long-term let.

  4. Weeks 4–6

    Live

    First booking or tenancy confirmed, and your first monthly statement scheduled.
